The proposed development, ONEM Villas, consists of three independent residential units located in the Pegeia area.

Each villa is developed over three main levels, comprising a basement level, ground floor, and first floor, and is further complemented by an accessible rooftop terrace. The internal layout of each dwelling is designed to accommodate five bedrooms together with generous living and dining areas, kitchen facilities, and auxiliary spaces, ensuring functional and comfortable residential use. Outdoor amenities include private landscaped areas and an individual swimming pool for each villa, enhancing the quality of outdoor living.

Each dwelling has an approximate total built area of 310 m². The buildings will be constructed using a reinforced concrete structural system, designed and executed in accordance with the applicable structural and seismic regulations. The structural design ensures durability, safety, and long-term structural integrity.

The site is characterized by a natural slope, which has been carefully considered in the architectural design. The villas are arranged along the slope in order to follow the natural topography of the terrain. This approach significantly reduces the extent of excavation and earthworks required during construction, while allowing the development to integrate harmoniously with the existing landscape.

Furthermore, the orientation and positioning of the buildings have been designed to maximize open views towards the Mediterranean Sea, while also ensuring adequate privacy and spatial separation between the villas. The stepped configuration of the buildings contributes to maintaining unobstructed views and improving the overall visual quality of the development.

The project is fully coordinated using Building Information Modelling (BIM).
